Our property letting arm, MELT Management, owns and manages a portfolio of around fifty properties in Gloucestershire and Kent, which are let on Assured Shorthold Tenancies (AST). The portfolio includes a number of 1-bed and 2-bed flats as well as some two and three bed houses.
A number of properties in the portfolio were either built or redeveloped by MELT Homes, which means that we were closely intimately involved in their original design and specification. For this reason, our portfolio of rental properties is very high quality relative to other properties in the same area. A number feature high quality designer kitchens by Paula Rosa with built-in appliances including fridge-freezers and dishwashers. Tiles from Porcelanosa and high quality, modern sanitaryware lend a touch of glamour to bathrooms.
Because we manage all our properties ourselves, rather than using agents, tenants enjoy a direct and personal relationship with their landlord. This allows us to be more responsive to any issues which may arise during the course of a tenancy and deal with tenants in a friendly and sympathetic manner. Tenants will usually deal with the same person throughout their tenancy with us, so a healthy and personal relationship is enjoyed by both sides.
Our philosophy is to offer good quality homes to responsible tenants. We maintain each property to a high standard, we expect our tenants to pay their rent on time and to abide by the terms of their tenancy agreement and we expect our properties to be returned to us in the same good condition when tenants move out.
We use an independent credit referencing agency to assess tenants’ applications and an inventory agent to document the condition of the property so that there is an independent record of its condition at the start and at the end of each tenancy, which helps to minimise any disputes that might otherwise arise.
Our rents are competitive with similar properties at the higher end of the market for each type of property, reflecting the quality of the properties and the standard to which they are maintained.
