Residential and Commercial Properties

The property letting companies within our group own and manage a portfolio of around fifty residential and commercial properties in London, Gloucestershire and Kent. Our commercial porfolio includes the ground floor of the Lock Warehouse in Gloucester Docks as well as a number of other properties in London and Gloucestershire.

The majority of the properties in our portfolio were either built or redeveloped by MELT Homes, which means that they were designed and built in line with our Design Led philopsophy.

 

Our Residential Properties

The specification of our residential rental properties is accordingly very high quality relative to other properties in the same area. A number feature high quality designer kitchens by Paula Rosa with built-in appliances including fridge-freezers and dishwashers. A few even have granite worksurfaces. Porcelain tiles and high quality, modern sanitaryware lend a touch of glamour to bathrooms. Because we manage all our properties ourselves, rather than using agents, our tenants enjoy a direct and personal relationship with their landlord.

This  allows us to be more responsive to any issues which may arise during the course of a tenancy and deal with tenants in a friendly and sympathetic manner. Tenants will usually deal with the same person throughout their tenancy with us, so a healthy personal relationship is enjoyed by both sides.

Our philosophy is to offer good quality homes to responsible tenants. We maintain our properties to high standards and expect our tenants to reciprocate by paying their rent on time and abiding by the terms of their tenancy agreement. We expect our properties to be returned to us in the same good condition they were let out in when tenants move out.

We use independent credit referencing agencies to assess tenants’ applications and an inventory agent to document the condition of the property so that there is an independent record of the condition of each property at the start and at the end of each tenancy, which helps to minimise any disputes that might otherwise arise. Our rents are competitive with similar properties at the higher end of the market for each type of property, reflecting the quality of the properties and the standard to which they are maintained.
